Buyer's Guide

Step 6 of 10

Order an Inspection

A professional home inspection is one of the most important steps in the home buying process. It reveals the true condition of the property.

The Inspection Process

During the inspection period, we will schedule an inspection with a reputable home inspector to do a thorough investigation of the home.

Once this is complete, the inspector will provide us with a list of their findings. You can take the issues as-is or request the seller to address some or all of the findings.

We will be mindful and reasonable on smaller items, while being very cautious and vigilant of potentially significant issues.

What Inspectors Examine

Foundation & Structure

Cracks, settling, water intrusion, structural integrity

Roof & Attic

Shingle condition, leaks, ventilation, insulation

Electrical System

Panel condition, wiring safety, outlets, grounding

Plumbing

Pipes, water heater, drainage, water pressure

HVAC Systems

Heating and cooling performance, age, maintenance

Windows & Doors

Operation, seals, weatherstripping, locks

Appliances

Functionality of built-in appliances included in sale

Exterior & Drainage

Grading, gutters, siding, drainage systems

Investment in Peace of Mind

A professional home inspection typically costs $300 to $500 but can save you thousands by identifying issues before you commit to the purchase.

What Happens After the Inspection

After receiving the inspection report, we'll review the findings together and determine the best course of action:

  • 1.

    Accept the home as-is

If there are no major issues or you're comfortable with the findings

  • 2.

    Request repairs

Ask the seller to fix specific issues before closing

  • 3.

Negotiate a price reduction or credit

Request money off the purchase price or a credit at closing to cover repairs

  • 4.

    Walk away from the deal

If major issues are discovered and the seller won't negotiate, you can typically back out during the inspection period
