Time to start shopping! We'll take notes on all the homes we visit and help you find the perfect property.

Start Touring Homes in Your Price Range

It can be hard to remember all the details of each home, so take pictures or video to help you remember each home, and review the notes you have written.

Once we have found the house for you, we will present an appropriate offer based off of recent sales and current buyer activity in the area, as well as the value of the property in its current condition. Negotiations may take place after the offer is presented.

What to Check in Every Home

We will make sure to check every little detail of each house:

Check the Plumbing

Run faucets, check for leaks, test water pressure, and inspect visible pipes for corrosion or damage.

Check the Electrical System

Test light switches, check outlets, inspect the electrical panel, and look for any signs of outdated or unsafe wiring.

Check Age & Condition of HVAC

Ask about the age of the heating and cooling systems, when they were last serviced, and test them to ensure they're working properly.

Visually Inspect Roof & Structure

Look for missing shingles, sagging areas, water stains on ceilings, and check the foundation for cracks or settling.

Test Windows & Doors

Open and close all windows and doors to make sure they work properly, seal correctly, and don't have drafts.

Evaluate the Neighborhood

The neighborhood is just as important as the home itself:

  • Are the surrounding homes well maintained?

    Property values are affected by the condition of neighboring homes.

  • How much traffic is on the street?

    Visit the neighborhood at different times of day to assess traffic patterns and noise levels.

  • Is it conveniently located to schools, shopping, restaurants & parks?

    Proximity to amenities affects both lifestyle and resale value.
