MLS Compliance Rules

Photos must follow strict MLS rules to be accepted. Violations can delay your listing or result in rejection.

❌ Not Allowed

  • No Branding: Agent names, logos, phone numbers, website URLs, or text overlays
  • No False Representation: Cannot remove fixtures, hide damage, or misrepresent condition
  • No Permanent Virtual Staging: Can't add built-in appliances or remove structural damage
  • First Photo Must Be Front Exterior: MLS requires the primary photo to show the property's front view
  • Must Own Copyright: You must have rights to use all photos

✓ Allowed

  • Photo Editing: Adjust brightness, contrast, color balance, and white balance
  • Non-Permanent Staging: Add virtual furniture, area rugs, and decorative items
  • Sky Replacement: Enhance cloudy skies with blue sky images
  • Wide-Angle Lenses: Use to show room size (as long as not deceptive)

⚠️ Common Violations

These are the most common reasons photos get rejected:

  • Agent watermarks or contact info visible in photos
  • First photo is not the front exterior of the property
  • Photos are too dark, blurry, or low quality
  • Virtual staging that adds permanent fixtures or appliances
  • Photos showing personal information or faces

Organizing Your Photos

Photo order matters! The first photo is especially important as it appears in search results.

Photo Order Best Practices:

  1. Front Exterior (Required): Must be first photo - shows curb appeal
  2. Living Room: Main living space - first interior shot
  3. Kitchen: High-interest area for buyers
  4. Primary Bedroom: Showcase the master suite
  5. Additional Bedrooms: Other sleeping spaces
  6. Bathrooms: Show all bathrooms, especially primary bath
  7. Special Features: Finished basement, home office, bonus rooms
  8. Outdoor Spaces: Backyard, deck, pool, patio
  9. Additional Views: Other exterior angles, neighborhood views

🔄 Reordering Photos

Simply drag and drop photos to reorder them. The photo at position #1 is automatically set as your primary photo. Changes save automatically.

Adding Photo Labels

Labels help buyers understand what they're looking at and improve search visibility.

✓ Good Labels:

  • "Living room with fireplace"
  • "Gourmet kitchen with granite counters"
  • "Primary bedroom with walk-in closet"
  • "Spa-like bathroom with soaking tub"
  • "Spacious backyard with covered patio"

✗ Avoid These:

  • "IMG_1234" - not descriptive
  • "Room" - too vague
  • "Pic 5" - not helpful
  • "AMAZING!!!" - too promotional
  • Labels with agent contact info

💡 Label Tips

  • Be specific - mention key features (fireplace, granite, hardwood)
  • Keep it under 50 characters for best display
  • Use our AI suggestions as a starting point, then customize
  • You can edit labels anytime by clicking on them

Troubleshooting

Photo upload failed or is very slow

  • Check your internet connection
  • Try uploading fewer photos at once (5-10 at a time)
  • Ensure files are under 15MB each
  • Try a different browser if problems persist

AI analysis showing error for a photo

  • Photo may be corrupted - try re-uploading
  • Extremely large files (over 8000px) are auto-resized - original may have issues
  • Check if the error message provides specific details
  • You can click "Clear Issues" if you believe it's a false positive

Photo order not saving

  • Wait a moment for the auto-save to complete
  • Check for any error messages that appear
  • Refresh the page to see if changes were saved
  • Contact support if the issue persists

Image appears too large or won't fit

Don't worry! We automatically resize images over 8000px to ensure compatibility with our AI analysis and MLS systems. Quality remains high - 8000px is still much larger than needed for online viewing.

Primary photo compliance issues won't clear

When you set a new photo as primary, issues about "must be front exterior" should automatically clear from the old primary. If they don't, click the "Clear Issues" button next to the compliance warning.

Frequently Asked Questions

Do I need to hire a professional photographer?

Not required, but highly recommended! Professional photos typically result in more showings and higher sale prices. Our Luxe package includes professional photography. For Starter and Comfort packages, you can use your smartphone if you follow best practices for lighting and composition.

Can I upload photos later after creating my listing?

Yes! You can add, remove, reorder, and edit photos anytime before your listing goes live on the MLS. However, at least one photo (the front exterior) is required before submission.

What if my property doesn't have a traditional front exterior?

For condos, townhomes, or unique properties, use a photo showing the building exterior or entrance. Contact our support team if you're unsure what qualifies.

Can I use photos from a previous listing?

Yes, as long as they accurately represent the current condition of the property and you own the rights to the photos. If the property has changed significantly, new photos are recommended.

How many photos should I upload?

More is generally better! Listings with 20-30 photos typically perform best. At minimum, include: front exterior, main living areas, all bedrooms, all bathrooms, kitchen, and any special features. Use your full photo allotment if possible.

Does AI analysis cost extra?

No! AI photo analysis is included free with all packages. You can run it as many times as you want to check compliance and get suggestions.

What happens if my photos violate MLS rules?

Our AI analysis helps catch violations before submission. If violations are found during MLS review, you'll be notified and asked to correct or replace the photos. This may delay your listing date, which is why we recommend using AI analysis before submission.

Can I change photos after my listing is live?

Yes, but changes typically take 24-48 hours to update across all MLS-connected websites. Contact support to request photo changes for active listings.
